LandED Advisory with Adam Leach.

From idea to sale - get Adam in your corner on your project.

If you’ve got a ‘live’ subdivision (or one about to go under contract) and you want straight, practical guidance at each step, Advisory is the one‑to‑one lane with Adam.

You stay the decision‑maker. Adam helps you frame the choices, make decisions, pressure‑test the numbers, and keep momentum.

What working together feels like

Most clients arrive with a clear goal and a handful of sticking points - finance sign‑off, council conditions, services layout, or a wobble in the feasibility.

In Advisory, we slow the chaos, put the right info on the table, and discuss the next steps so smart and safe decisions get made.

We start with a kickoff session - you bring your feasibility, plans, quotes and questions. Together we map the project, identify the few decisions that matter now, and set first actions. From there you have priority access to booked calls for the length of your term. Use them whenever something changes or you need a second set of eyes.

Between sessions you get:

  •  A short action list capturing decisions and next steps.

  •  Recordings of every call in your private folder.

  •  A simple channel (email/shared workspace) to swap files and links.

It’s hands‑on guidance under a fair‑use model - generous access, practical focus, no busywork.

What We Cover Together

Every deal is different, but the work usually clusters in seven areas. We’ll lean into the ones that move your margin and timeline.

Outcomes:

  • Feasibility & margins - sanity‑check inputs, pressure‑test assumptions, protect the profit rule before money is committed.
  • Deal structure & negotiations - terms over price: deposits, conditions, nominee/option angles, and clean exit logic.
  •  Finance readiness - the pack lenders want; a feasibility that actually supports the facility; tidy answers to credit questions.
  • Council pathway - practical steps through pre‑lodgement, referrals and conditions (no promises on outcomes we don’t control).
  • Delivery & contractors - scopes, quotes, sequencing; keeping quality, cost and time in line.
  • Hidden risk - services, overlays, easements, title quirks, tax and timing traps surfaced early.
  • Sales and Marketing
