A Program Built Around How a Deal Actually Works

Land Masters is structured around the two things that determine whether you succeed in subdivision - finding the right site, and executing it profitably. Everything in the program supports one of those two outcomes.

Phase One – Search

Finding a site that actually stacks up - before you spend a dollar

Most people hoping to do a subdivision never start - not because good sites don't exist, but because they don't know how to identify one. They drive past opportunities daily without realising it. Or they fall in love with a site that can never hit the numbers.

Can you find sites before they hit the market? The best opportunities are found using council zoning data, mapping tools, and a systematic search process — not by waiting for agents to call you.
Do you know what a viable site looks like before you run a feasibility? Site area, frontage, slope, services, overlays — there are a dozen factors that tell you whether a site is worth five minutes of your time.
Can you run a back-of-envelope feasibility in 20 minutes? Knowing quickly whether a site hits the minimum 30% margin is the skill that separates people who move fast from people who waste weeks.
In the Search phase, you'll develop the systems and instincts to find viable opportunities fast - systematically, confidently, and without emotion.

Phase Two – Execution

Delivering your project profitably - with the right people around you

Once you've found & acquired your site, the real complexity begins. DA applications, civil engineering, surveying, titles, settlements. Without the right team and a clear process, projects stall, blow out on time, or erode margin. This is where most self-starters hit a wall.

Do you know who you need - and in what order? Town planners, civil engineers, surveyors, certifiers, finance brokers, selling agents - each plays a distinct role. Engaging them at the wrong time costs money and delays your project.
Can you brief consultants clearly and hold them accountable? Your project moves at the pace of your slowest consultant. Knowing how to scope, brief and manage each one is a critical skill that most first-timers learn the expensive way.
Do you know what each stage of a project should cost?Understanding what's in a civil engineering scope, what a surveyor's fee should look like, and what council fees to allow for is the difference between a feasibility that holds up and one that blows out.
In the Execution phase, you'll have the consultant framework, the project timeline, and access to Adam to guide every stage of delivery. You're never navigating it alone.
